Homes for Sale in Everett, November 2009

Well the homes for sale in Everett / Snohomish County market is showing no real signs of recovery. I got to admit what signs there are of any recovery are weak and really dim. Given that, I think a big part of the activity was in direct relationship to the first time home buyer credit. But there is no way to prove that the first time buyer credit has done anything.

Per the Northwest Multiple Listing Service here are the sales data for Snohomish County.

Closed sales of existing homes in Snohomish County in November were 680 compared to 309 from November 2008. Y-T-D sales in 2009 are 5990 and almost the same as 2008 which had 5945. Remember that 2008 was a total disaster.

The average sales price for a home for sale in Everett / Snohomish County fell dramatically from 2008 to 2009. In November of 2008 the average price was $354,640 compared to $306,113 this November. That is a loss of $48,527 or 13.7%.

The average time on the market for a home for sale in Everett / Snohomish County in November 2009 was 82 days compared to 91 days in November 2008. But Y-T-D figures show average time on market up to 90 days compared to 88 from 2008.

New home sales in Snohomish County have increased for November 2009. But when compared to Y-T-D figures they are still below 2008 very low numbers. And the average price fell $65,752 to $340,124 for the month of November.

There are no actual figures that break out first time home buyers from the above data. I get feedback from real estate agents and mortgage brokers that they think the first time buyer credit is working but nobody can prove that.

I keep saying this over and over, there will be no recovery without jobs.

I believe the homes for sale in Everett market will remain stagnant until the Obama administration figures out we need jobs.
